The Seller’s Disclosure Notice is something that is important to both buyers and sellers. When the owner of a home decides to list their property for sale, this is one form they will need to fill out.
This form contains many sections in which the seller is legally obligated to truthfully disclose all known conditions, alterations or malfunctions of their property. In this form, the seller will note the presence of certain items on the property and disclose any damage or malfunction of those items they are aware of. The seller must also disclose certain property conditions they are aware of, such as previous roof repairs or known termite infestation. They are also obligated to report previous flooding of the property, any structural changes or room additions they have made, any dues paid to a homeowners association amongst other pieces of information the buyer should know.

Now is the time to get prequalified for a loan! This is a necessary step to move on with the rest of the home buying process. In fact, most sellers will not accept an offer from a buyer that does not include a preapproval letter. Don’t worry, it’s not as difficult to complete an application as you may think.
Most prequalification applications can be completed in 15 minutes or less. You will be led through a series of prompts for you to answer to the best of your ability. These questions may include your gross annual income, monthly debts you pay, such as a car payment or student loans, job title and length of time in position, and assets, such as how much money you have in the bank. Are you struggling with clutter? First of all, you're not alone - clutter affects over half of the population in the U.S.* Here’s some tips to de-clutter your home!
Step 1.) Do one small space at a time. This can mean focusing solely on your bedroom closet or that overcrowded drawer in your kitchen that barely closes anymore.
Step 2.) Remove everything from that particular space. You might be surprised by how many items that small drawer or that dark corner in your closet can hide. Aim to get your items in an open space with as much room as possible so everything can be neatly laid out and categorized. This lets you actually visualize just how much stuff you have and is imperative for step 3.
